Window and door pricing depends on frame material and profile system, glazing type, size and opening style, hardware specification, finish and colour, and installation complexity. Two properties with the same number of openings can price very differently once these are specified — which is why an accurate figure needs a site measurement rather than a per-window average.
"How much per window?" is the question we hear most — and the honest answer is that it depends on more than most people expect. A single flat rate would either overprice simple jobs or underprice complex ones. Here's what actually moves the number, so a quote makes sense rather than reading like a black box.
Frame Material and Profile System
Aluminium and uPVC start from different cost baselines, and within each material, the profile system matters too. A thermally broken aluminium profile from an established European system costs more than a basic non-thermal profile, but performs significantly better — the saving on a cheaper profile is rarely worth it once you account for energy loss and finish longevity in Malta's climate.
Glazing: Single, Double or Acoustic
Double glazing is now close to standard, for good reason — comfort and energy performance. On road-facing properties or those near nightlife areas, upgrading to laminated acoustic glass meaningfully reduces noise transfer, at an additional cost over standard double glazing. Solar control coatings, useful on west-facing Maltese elevations that take the afternoon sun directly, add a further increment.
Size, Span and Opening Type
A fixed window and a large lift-and-slide door aren't priced the same way even at an equivalent glazed area — larger spans need heavier-duty hardware, reinforced frames and, often, more complex installation. Bi-fold and multi-panel systems carry a similar premium over simpler sliding or hinged configurations.
Hardware and Security Specification
Multi-point locking, handle finish, and add-ons like insect screens are specified per opening and add up across a full property. It's worth deciding upfront how much of a priority security hardware is versus where a simpler specification is acceptable.
Finish and Colour
A standard single-colour RAL powder coat costs less than a dual-colour finish (a different colour inside and outside — common when matching a white interior to a dark exterior facade), and woodgrain-effect foils on uPVC carry a small premium over a plain colour.
Installation Complexity
Retrofitting into existing openings in an occupied property — especially upper floors needing access equipment, or period properties with non-standard reveals — takes more time than fitting new-build openings built to spec. This labour difference is part of why the same window can price differently between a renovation and a new build.
